Buying procedures within Turkey is no different to buying property in any other country. However as when in another country the language and bodies that process various parts of the transaction or perform searches maybe different to what you normally expect, therefore Yaman Group will be your consultant relating to these matters.

Using Yaman Group locate and choose your property, this can be done by using our website to match your requirements or visit our offices. We also offer a bespoke brochure service; with over 100 properties we are unable to send all the information so please contact one of our offices with your guide- lines, so that we can select properties within your guidelines.
Once you have selected your property and commit to buying by paying a deposit, duration can range from 2 to 8 weeks. The reason for this length of time is all types of international government checks, often being completed in 2 weeks but has been known to take up to 7 or 8 weeks.
Once a sale has been agreed Yaman Group will draw up an agreement/contract for you to sign. This will require you to forward a deposit (agreed by the seller and the buyer) to Yaman Group holding bank account (by electronic transfer) to be passed on to the legal team and then the seller. The deposit is non refundable, unless you have an agreed valid reason for withdrawing from the sale, and also the seller will also have to return the deposit and a penalty if he/she decides to withdraw from the agreement. Yaman Group will also need a photocopy of your passport or a photocopy of each party involved in owning the property, we can also for your assurance provide you with our company registration number for your peace of mind.
Upon exchange of the deposit and contracts a number of government checks will take place, this is out of the control of Yaman Group. These checks include contacting with your local government to check for criminal activity and also may include other checks, if not accepted then the deposit will normally be returned to you.
After all the searches have been returned and are completed, we can now move forward and the final steps of purchasing can take place. This will involve the remainder of the balance of the property purchase price and any outstanding commissions, which will be added to the total price. Once the balance and all commissions have been paid the titledeed of the property will be exchanged.

We suggest the following process when purchasing in Turkey:
·Choose and reserve the property of your choice.
·You will visit the solicitor, along with the translator and the contracts will be drawn up, while you wait, in both Turkish and English.
·The translator will go through the Turkish contract with you. If you are then satisfied, the solicitor, translator, developer and yourself will sign the contract.
·The solicitor will then start the process of applying for Aegean Army clearance.
·You will then go before the notary, together with the legal translator.
A ‘power of attorney’ will be appointed to save you having to travel back to Turkey to sign legal documents.

·A Charge of an annual maintenance fee on most developments. This will normally be between 350 GBP and 450 GBP
Taxation Expect to pay 20% tax on rental income in Turkey. If you have held the property for more than four years then there will be no capital gains tax payable in Turkey. Should you decide to sell before four years, then expect to pay a local 20% capital gains tax.
